What we did
- Rear door landing. We removed the deteriorated timbers and replaced the lower frame bearers with 40 x 40 x 3 mm galvanised square hollow section steel. The existing steel was wire-wheeled back, treated for rust and painted before the new Ekodeck composite decking boards (137 x 23 mm) went down.
- Floor joist and support beam. A floor joist was reinforced with a 4.2 m length of F17 hardwood (120 x 45), bolted every 500 mm. The deteriorated front fascia and support beam was replaced with a 5.7 m length of F27 Merbau (190 x 45), then oiled.
- Exposed beam tops. Old builder’s bog was sanded back and replaced with an exterior-grade timber putty, then 18 custom flashing caps in a midnight black finish were fitted to protect the exposed beam sections from the weather.
- Guttering. We replaced 10 lineal metres of corroded guttering with new slotted gutter and brackets, fitted stop ends and a 90 mm round pop, and reconnected it to the existing downpipe.
Why landings, beams and gutters tend to fail together
In Darwin’s wet season, timber that stays damp and beam ends that are open to rain and sun break down quickly. A failed gutter sends water down the fascia and beams, and a landing with rotting bearers is usually the next thing to go. That is why this job dealt with all three together: the gutter to move water away, flashing caps to protect the exposed timber, and a frame under the landing that will not rot.
