Sticking Doors in Darwin: Causes, Quick Fixes and When to Replace

If a door that closed perfectly in the dry season suddenly scrapes, jams or will not latch once the humidity builds, you are not alone. Doors are one of the most common wet-season complaints in Darwin homes and rentals.

Why doors stick in the Top End

  • Timber absorbs moisture and swells, especially on unsealed edges
  • Frames and walls move as the building expands, contracts and settles
  • Hinge screws loosen over time and let the door sag
  • Layers of paint build up on edges and in the frame
  • Termite or rot damage weakens frames and jambs
  • Sliding and screen door tracks clog with dirt and corrode

Quick checks you can do yourself

  • Close the door slowly and note exactly where it rubs
  • Tighten loose hinge screws, since a sagging door often just needs this
  • Check that the latch and strike plate line up
  • Clean and lightly lubricate sliding tracks and rollers
  • Look for soft, crumbly or damaged timber around the frame

Planing is not always the answer

Shaving a swollen door can fix it in the wet and leave a gap in the dry. Where possible, the cause should be addressed first, and any bare timber on the edges, top and bottom of the door should be sealed or painted to slow down moisture uptake.

When to call a professional

  • The frame is out of square or has moved
  • You can see termite or rot damage in the door or jamb
  • Sliding doors keep coming off their tracks
  • Locks, deadbolts or strike plates need replacing or reinforcing
  • You are replacing a door or fitting a new opening

Repair or replace?

Many doors can be repaired, planed and rehung for a fraction of the cost of a new one. Replacement makes sense when the door is cracked, delaminated, badly damaged or no longer suits the opening or the level of security you need. Options include hollow-core internal doors, solid timber entry doors, cavity sliders, bifolds and sliding patio doors.

Hardware that suits the tropics

Stainless steel hinges and fittings resist rust far better than standard hardware, and good weather seals help keep out pests and moisture. For external doors, consider reinforced strike plates and quality deadbolts.
