Maintenance Checklist for Darwin Shops, Offices and Commercial Premises

Small maintenance jobs in a shop, office or workshop rarely stay small. A stained ceiling tile becomes a leak, a sticking door becomes a security problem and a lifting floor becomes a trip hazard. A regular walk-through, done before the wet season and again at the end of it, catches most problems early.

Outside

  • Roof sheets, flashings and gutters: look for rust, loose fixings and debris
  • Walls and render: cracks, stains and flaking paint
  • Fences, gates and bollards: damage, loose posts and locks that stick
  • Car park and entry: trip hazards and drainage that pools

Inside

  • Ceilings: stains, sagging tiles or sheets and signs of mould
  • Walls: holes, scuffs and damaged corners
  • Floors: lifting edges, cracked tiles and worn areas
  • Doors and locks: closers, hinges, handles and keys
  • Counters, shelving and fixtures: loose fixings and damaged surfaces
  • Screens and windows: torn mesh, jammed windows and damaged frames

Storerooms and cool rooms

  • Panels and door seals for damage, gaps and moisture
  • Shelving and fittings for rust and loose fixings
  • Lighting and floors for safety

Keep a simple maintenance log

Write down what was found, what was done and when. A log makes it easier to budget, to show a landlord or head office what is needed and to spot problems that keep coming back.

Know who is responsible

In a leased building, the lease sets out who looks after what. Check which repairs fall to the tenant and which to the owner before you book work.

Bundle the small jobs

Several small jobs done in one visit usually cost less and disrupt trading less than separate call-outs. Keep a running list and hand it over together.
