Planning a Bathroom or Laundry Renovation in Darwin: What to Decide Before You Start

Bathrooms and laundries age faster in the Top End than almost anywhere else in the house. Constant humidity, warm water and poor ventilation mean mould, lifting grout, swollen cabinets and tired fittings turn up early. If you are thinking about a renovation, a little planning up front saves a lot of rework later.

Start with what is actually wrong

  • Cracked, drummy or lifting tiles, or grout that keeps going black
  • Soft or swollen timber around the vanity, door frame or floor edge
  • Mould on the ceiling or walls that returns after cleaning
  • A layout that wastes space, particularly in a small laundry
  • Fittings, screens or cupboards that are worn out or no longer suit you

If there is moisture behind the surface, find and fix it before the new finish goes on. Otherwise the same problem comes back under brand new tiles.

Decide the scope: refresh or full renovation

A refresh keeps the layout and replaces the surfaces: tiles, shower screen, vanity and paint. A full renovation strips the room back to the framing and rebuilds it. A refresh is usually quicker and cheaper. A strip-out lets you repair hidden damage and change the layout, which is worth it when the room has leaked or the space does not work.

Work out which trades are involved

A wet-area renovation rarely involves just one trade. Typical steps are demolition, carpentry and wall lining, tiling, glass, painting and, wherever fixtures or wiring move, licensed plumbing and electrical work. Ask who is handling each part and in what order. Having one team coordinate the lining, tiling, carpentry and painting closes the gaps between trades, which is where delays and finger-pointing usually start.

Choose materials for the tropics

  • Moisture-resistant wall and ceiling sheeting in wet areas
  • An exhaust fan that vents outside, not into the roof space
  • Slip-resistant tiles on the floor
  • Mould-resistant paint on walls and ceilings
  • Fittings and hardware that resist corrosion

Ask for a clear written quote

A good quote lists what is included and what is not, who supplies what (tiles, vanity, tapware, screens) and what happens if hidden damage turns up once the old finish comes off. Itemised quotes are easier to compare and easier to change if you decide to adjust the scope.

Think about timing

During the wet season, humidity and storms can slow drying times and delay deliveries, so build in some buffer. Ask for an expected start and finish, and plan for how you will manage without the room while it is out of action.

How a renovation runs

  1. Onsite assessment and a written quote
  2. Strip-out and preparation
  3. Wall and ceiling lining and plastering
  4. Tiling, screens and fit-off
  5. Painting, clean-up and handover

Our bathroom and laundry renovation service covers the strip-out, lining, tiling, carpentry and painting in one job. You can also see how we handle plastering, tiling and flooring and painting as separate jobs.
